The eco district of “Fort” in Issy-les-Moulineaux is built on the site of an ancient fortress of the nineteenth century. Delivered in 2012, there are more than 1600 housing (including 300 social housing), more than 3,500 inhabitants and 1,500 m2 of local shops.
The area was directed by Bouygues Immobilier and SEMADS. The main criteria were the comfort and well-being of residents, while respecting the environment.
In fact, buildings are designed in compliance with the highest environmental quality. Over 75% of the energy needs for heating and domestic hot water are ensured by two geothermal wells. The waste collection service is provided by a pneumatic vacuum system under the street.
In addition, the whole area is equipped with digital technology for comfort and environment. Indeed, the area is connected to IssyGrid which is the first smart district in France. Thus, people can manage their energy consumption . Each unit is equipped with digital tablets in order to control -for each room- the temperature, the light and the shutters.
Finally the eco-district is experimenting the "Smart Mobility" with shared parking systems, real-time monitoring of the bus with smartphones apps and electric cars in self-service.
A recent study conducted by Opinion Way on behalf of Issy-les-Moulineaux and Bouygues Immobilier, states that 78% of heating and cooling needs of the area saves the emission of nearly 2000 tons of CO2 per year.
